Project Overview
Hotel Holloway Birmingham is a contemporary boutique hotel located in the heart of Birmingham, offering guests a premium stay experience with stylishly appointed rooms, en-suite bathrooms, and modern amenities. The hotel required a complete technology fit-out from the ground up — covering every system from the electrical distribution board to the in-room guest experience technology.
PT Services UK Limited was appointed as the single-point technology integration contractor, responsible for designing and delivering six interconnected disciplines: complete electrical installation, integrated room control systems, RFID electronic door locks, enterprise WiFi and network infrastructure, a fully addressable fire alarm system, and the complete HVAC design and installation.
The project was delivered on a live construction programme, requiring close coordination with the main contractor, interior designers, and the hotel ownership team to ensure that all systems were installed, tested, and commissioned in time for the hotel's opening.




Complete Electrical Installation
Full M&E from first fix to BS 7671 certification
PT Services UK Limited was appointed as the principal electrical contractor for Hotel Holloway Birmingham, responsible for the complete electrical installation from groundworks through to final commissioning and NICEIC certification. The scope encompassed the design and installation of the main LV distribution board, all floor-level sub-distribution boards, full first and second fix wiring to all guest rooms, public areas, back-of-house facilities, and plant rooms. All works were executed to BS 7671 18th Edition Amendment 2, with particular attention to the hotel's 24/7 operational requirements and the need to phase installation works to avoid disruption to the opening programme.

Room Control Systems
Integrated guest room management — lighting, temperature, DND
Every guest room at Hotel Holloway Birmingham was fitted with an integrated room control system, giving guests intuitive touchscreen control over lighting scenes, room temperature, do-not-disturb and make-up-room signalling, and curtain/blind control. PT Services UK specified and installed a centralised room management system with individual in-room touchscreen controllers, enabling the hotel to monitor and manage room status, energy consumption, and housekeeping workflows from a single management interface. The system integrates directly with the hotel's property management system (PMS), automatically adjusting room conditions based on check-in and check-out status to maximise energy efficiency.

Hotel Door Lock System
RFID keycard access control — all guest rooms and staff areas
PT Services UK designed and installed a complete RFID-based electronic door lock system across all guest rooms, staff areas, and secure back-of-house zones at Hotel Holloway Birmingham. The system uses contactless RFID keycards programmed at the front desk, with each lock communicating wirelessly with the central access control server to enable real-time lock status monitoring, remote locking and unlocking, and comprehensive audit trail logging. The system integrates with the hotel's PMS so that keycards are automatically activated on check-in and deactivated on check-out, eliminating the risk of unauthorised access from unreturned cards. Emergency override capability is built in for fire and security events.

WiFi & Network Installation
Ubiquiti UniFi — high-density hotel-grade wireless
PT Services UK designed and deployed a full enterprise-grade WiFi and structured cabling network throughout Hotel Holloway Birmingham. The wireless network was designed using a full RF site survey to ensure seamless coverage across all guest rooms, corridors, public areas, and back-of-house spaces, with particular attention to the high-density requirements of a hotel environment where every room may have multiple simultaneous connected devices. The network is built on Ubiquiti UniFi hardware, with ceiling-mounted access points in every corridor and public space, and a centralised network operations room housing the core switching, routing, and server infrastructure. Separate SSIDs are provided for guests, hotel management, and building systems.

Fire Alarm System
Addressable L1 fire detection — BS 5839 compliant
PT Services UK designed and installed a fully addressable fire alarm system throughout Hotel Holloway Birmingham, compliant with BS 5839-1 and designed to L1 coverage standard — the highest level of automatic fire detection, covering all areas of the building including roof voids and floor voids. The system is based on an addressable fire alarm control panel with individual device addressing, enabling precise identification of the location of any alarm or fault condition. All guest rooms are fitted with optical smoke detectors and heat detectors, with manual call points at all exit routes and common areas. The system integrates with the door lock system, room control system, and building management system to trigger coordinated emergency responses.

HVAC Design & Installation
Full heating, ventilation and air conditioning — design to commissioning
PT Services UK provided a complete HVAC design and installation service for Hotel Holloway Birmingham, encompassing the full mechanical engineering scope from initial system design through to commissioning and handover. The HVAC system was designed to deliver individual room temperature control for every guest room, with a centralised building management system enabling the hotel to monitor and optimise energy performance across the entire building. The system incorporates a variable refrigerant flow (VRF) air conditioning system for guest rooms and public areas, a mechanical ventilation with heat recovery (MVHR) system for fresh air supply, and a central heating system for corridors and back-of-house areas. All systems were designed to exceed current Building Regulations Part L requirements for energy efficiency.
